Where custom pieces make the biggest difference
- Window seats and nooks: often skipped by other stagers because nothing off the shelf fits.
- Patios and porches: outdoor living sells, and faded cushions undermine it.
- Primary bedrooms: layered pillows and full-length drapery make the room feel finished.

Colors that photograph well
Neutrals with texture do the heavy lifting: off-whites, warm grays and natural canvas tones. Add one accent color through pillows. Avoid very bright whites next to white walls, which can wash out in photos. Order a few $6 swatches and look at them in the home's light before committing.
Building a reusable kit
Standardize on a few common sizes and colors, choose Sunbrella for anything that will travel between homes, and store covers clean and dry. Covers come off with YKK zippers, and you can reorder the same spec later to replace worn pieces.
Timing around a listing
Measure at the walkthrough, approve the spec within a day or two, and allow 2–3 weeks for production plus shipping. Foam arrives vacuum-packed and needs 12–18 hours to recover, so don't schedule it for the morning of the shoot.

Send your brief
Sizes, quantities, fabric ideas and your deadline. Photos, drawings or old covers all work. We reply the same day during business hours.
- 02
Approve the spec and quote
You get a spec sheet with every dimension and option, plus a project quote. Nothing is cut until you sign off. Swatches are $6 each if you want to see the fabric first.
- 03
We make it
A deposit starts production, which takes 2–3 weeks (8–12 for Ultraleather and Gabriel). Rush production is available. If anything slips, you hear from us before the date, not after.

Delivered, tracked and insured
The balance is due before shipping. Every parcel is tracked and insured. Covers and foam may arrive separately, and foam needs 12–18 hours to expand once unpacked.

Seat foam is our CertiPUR-US certified Lux foam (1.8 lb density, 50 lb ILD). Outdoor and marine cushions can use quick-draining Dryfast foam. How quickly can I get cushions for a listing?
2–3 weeks from spec approval. Rush production and express shipping are available at extra cost.
Can you make cushions for a bay window?
Yes. Send measurements or a paper template and we cut to the shape, within ½ inch of the approved spec.
Can I reuse cushions between homes?
Yes. Sunbrella covers machine wash cold and air dry, and come off with a zipper.
Do you offer pricing for stagers?

Can you ship to the listing address?
Yes. Standard shipping is free, tracked and insured.

Are your fabrics fire-rated for model homes and show units?
Our Sunbrella upholstery fabrics are tested to Cal TB 117-2013, NFPA 260 and UFAC Class I, and we can send the maker's test reports if a builder or property manager asks. See our fire safety and flammability standards.
